The investment journey

Two opportunities to invest — one path to get there

All our investors start with a simple Fixed Loan Investment. It's the right foundation: clear terms, defined returns, and a chance for both parties to understand how we work together. From there, some investors go on to joint venture with us — but only once that relationship is established.

Joint Venture

Equity Investment

This option is only for established Phoenix Living investors looking to explore part-owning property assets with us. In this model, rental income profits and capital growth are shared equally.

JV opportunities are only discussed with investors we already have a lending relationship with and after compliance with strict financial regulation protocols. It's how we ensure the right fit on both sides.

Why do we structure it this way? Fixed Loan Investment is the right starting point for both parties — it gives you a clear, defined return with no surprises, and it gives us the opportunity to build a relationship before taking on a long-term co-ownership arrangement. Investors who go on to JV with us do so having already seen how we operate.

From first conversation to repayment

For Fixed Loan Investments, here's exactly what to expect from start to finish.

Initial conversation

We talk through what you're looking to achieve — your timeline, how much you're looking to loan, and any specific requirements. No obligation, no pressure.

Alignment

Assuming we have a suitable project opportunity to use your capital, we'll share some examples of what we're working on - properties, timescales, refurbishments - just so you get a sense of where your money will be used.

Loan agreement

We provide our loan agreement (drawn up by solicitors) setting out the rate, term, repayment date, your rights, and our personal guarantees. You're encouraged to have your own legal review.

Capital deployed

Funds are transferred and your money goes to work. We'll keep you updated on progress throughout the term — you'll always know what's happening.

Countdown to repayment

At least one month ahead of the repayment date we'll be in touch to confirm the repayment process. At this stage some investors lock in another loan agreement if that works for all parties.

06

Loan completion

At the end of the agreed term we repay your principal in full, along with all rolled up interest.

Since 2022 we have completed over 20 loan agreements and returned more than £750,000 to investors — on time and as agreed. A significant number of those investors have reinvested at the end of their term.
